Johnson County Property Tax Appeal Process

If you recently received your property tax assessment from Johnson County, Kansas, and believe it is too high, you have the right to appeal the valuation. Step 1: Review Your Assessment Notice

Each year, Johnson County sends out Notice of Appraised Value statements, usually in March. This notice will include:

Step 2: File an Appeal by the Deadline

You have 30 days from the date printed on your Notice of Appraised Value to file an appeal. Appeals are typically due in April. To file an appeal:

  2. Submit your appeal online, by mail, or in person to the county appraiser’s office:

Step 3: Gather Evidence for Your Appeal

  • Recent home sales (comparables) of similar properties in your area

  • A professional home appraisal (such as from KC Home Appraisal)

  • Photos of property damage or repairs needed that could affect value

  • Reports on declining neighborhood property values

  • Past property tax records showing a sharp increase


Step 4: Attend Your Informal Hearing

The first stage of appeal is an informal hearing with a county appraiser. You will be notified of your hearing date after submitting your appeal. During the hearing:

  • Present your evidence and explain why you believe your property is overvalued.

  • The appraiser may adjust the value or keep it the same.

  • You will receive a written decision after the hearing.


Step 5: Appeal to the Board of Tax Appeals (If Necessary)

If you disagree with the result of your informal hearing, you can escalate your appeal to the Small Claims Division of the Kansas Board of Tax Appeals (BOTA). This must be done within 30 days of receiving the informal decision.

  • BOTA hearings are more formal, and you may need additional evidence.

  • If BOTA denies your appeal, you can take your case to District Court.
